Tenant files, certificates, condominiums: stay on top of every file.

Applicants, tenants, landlords, unit owners, contractors: Nestor gathers their documents in one space per file and shows you what is missing.

One applicant, from listing to lease

  1. 01The portal link is published with the listing, or as a QR code.
  2. 02The applicant uploads their documents without creating an account.
  3. 03You validate each document or send it back with a reason.
  4. 04The lease is signed in the same space.

01By trade

Three trades, three ways of exchanging.

Condominium management

Unit owners, contractors, notaries, and the owners' council: exchanges among many people, often with large files.

Sales

Seller, buyer, and notary: the documents of a sale gathered together, then the complete file shared with the notary's office.

02Regulatory framework

Only ask for what is allowed.

In France, the list of documents a landlord may request from an applicant and their guarantor is set by decree (décret n° 2015-1437 du 5 novembre 2015). With Nestor, you define exactly which documents each request expects: it is up to you to align them with that list.

Space by space, you set what each person can do: write, upload, download.
Fully sovereign European hosting, in France. Files encrypted at rest by the hosting provider.
Every upload, view, and validation is logged and can be exported.

03Frequently asked questions

Frequently asked questions

Do applicants need to create an account?

No. On a portal, they upload their documents after verifying their email address with a code. After that, they access their space with a link or a code sent by email.

Can I request a guarantor's documents?

Yes. A space can bring several people together: the applicant, their guarantor, and the members of your team who follow the file.

Can contractors see their competitors' quotes?

No. Each submission on the portal arrives in its own space: a contractor only sees its own exchanges with you.

Can we get a lease or an agency agreement signed?

Yes. Simple electronic signature starts from the file's space, with Yousign provided by Nestor or your own Yousign or DocuSign account. The signed document and its audit trail stay filed there.

Can we send general meeting notices with Nestor?

Nestor is not an electronic registered mail service. You can share the meeting documents there and see who viewed them, but the notice itself must follow the formal requirements of French condominium law.

Do large files go through?

Yes. There is no size limit per file uploaded to Nestor; only imports from a connector are limited to 100 MB per file. Total storage depends on your plan.

Does Nestor replace DossierFacile?

No, they do not do the same thing. DossierFacile is a French public service that helps applicants put together their rental file. Your agency uses Nestor to request, receive, and track documents, from applicants as well as tenants and unit owners.
