Selling a unit: the condominium manager, the notary and the seller in the same space.

For each sale, one space brings together the notary's office, the seller, and your sales team, around the same documents and requests.

01Today

One sale, a dozen emails, documents crossing paths.

Between the notary's request, the condominium's documents, the amounts owed and the information about the buyer, a unit transfer sends many documents back and forth. By email, they get lost between the transfer team, the property manager and the notary's office.

  • Requests from the notary arriving at several addresses.
  • Heavy documents, condominium bylaws or meeting minutes, sent again for every sale.
  • Phone calls to get a document you are waiting for.
  • Information about the new co-owner to re-enter after the sale.

02What you exchange

Documents uploaded once, requests with deadlines.

Examples to adapt to your organization. Each request carries a deadline, and each document is uploaded once to the sale's space.

04Scope and limits

The sale documents follow condominium rules. Nestor delivers them.

When a unit is sold, the notary asks the condominium manager for an état daté, whose content is set by article 5 of the French decree of March 17, 1967 (décret du 17 mars 1967). The documents to give the buyer as early as the preliminary sale agreement are listed in article L. 721-2 of the French Construction and Housing Code (Code de la construction et de l'habitation).

Nestor delivers and tracks these documents. It does not draw them up and does not calculate the amounts owed.

Everyone in a space sees the same documents. To keep two parties apart, open a space for each.
No size limit per file uploaded to Nestor. Total storage depends on your plan.
Every upload, view, and validation is logged and can be exported.
Fully sovereign European hosting, in France. Files encrypted at rest by the hosting provider.

05Frequently asked questions

Frequently asked questions

Does the notary have to create an account?

No. They open the space with a link or a code received by email, or with their Google or Microsoft account.

Does the seller see all the documents?

They see the documents of the sale's space. If some exchanges should only happen with the notary's office, open a second space for them.

Can we reuse the same requests for every sale?

Yes. Your message and form templates can be reused from one transfer to the next.

Does Nestor draw up the état daté?

No. You draw it up with your usual tools; Nestor is there to deliver it and track who views it.

Do large documents go through?

Yes. There is no size limit per file uploaded to Nestor; only imports from a connector are limited to 100 MB per file. Total storage depends on your plan.
