The documents of a sale or an estate, gathered before the appointment.
One space per file, where each party uploads what is asked of them, and a separate space when a party must not see the same documents.
The office
- Notary
- Notary's clerk
The parties
- Seller
- Buyer
- Agency
01Confidentiality
The right parties in each space.
In a sale, the seller, the buyer, the agency, and the bank do not need to see the same documents. Everyone in a space sees the same documents: open a space per party when needed, and you know who viewed what. Professional secrecy remains organized by the office.
Authentic deeds (actes authentiques) are signed with the notarial profession's own tools, not in Nestor. Nestor is used to gather the documents and exchange with the parties, before and after the signing.
- Access
- Space by space, you set what each person can do: write, upload, download.
- Between parties
- Everyone in a space sees the same documents. To keep two parties apart, open a space for each.
- Views
- For each file uploaded or attached to a message, you know who opened or downloaded it.
- Watermark
- Add a watermark to shared documents.
- Sign-in
- Two-factor authentication with a passkey, which each user can turn on.
- Traceability
- Every upload, view, and validation is logged and can be exported.
- Hosting
- Fully sovereign European hosting, in France. Files encrypted at rest by the hosting provider.
02Situations

- CondominiumsReceive the condominium manager's documentsThe condominium manager joins the sale's space and uploads the état daté (the unit's statement of charges) and the condominium documents.
- EstatesOpen an estate with the heirsEach heir joins the file's space, uploads their documents, and follows the progress, wherever they live and from their phone if they like.
- Family and estate planningCollect the information for a fileCivil status, family situation, assets: a questionnaire the client can fill in over several sittings if needed.
- Business lawHandle a transaction with the other advisorsThe client's lawyer and accountant invited into the same space, each with their own rights.

- 04Draft deedThe draft is shared with the parties, its versions kept, and every view tracked.
- 05ClosingAfter the signing, the last documents are uploaded and the space is closed. Its history can still be consulted.
In their words
“It really gave us credibility with the notaries: they tell us, we know your file is always complete.”
04Frequently asked questions
Frequently asked questions
Do notaries already use Nestor?
Yes. Some offices use it for their own files, and others take part, as invited participants, in the files of organizations that are Nestor customers.
Do the parties need to create an account?
No. They sign in with a link or a code sent by email, or with their Google or Microsoft account.
Can an authentic deed be signed in Nestor?
No. Authentic deeds are signed with the notarial profession's own tools. Nestor offers a simple electronic signature, for other documents.
Can the condominium manager or the agency upload documents?
Yes. Invite them into the file's space with the rights you give them. They see the same documents as the other participants: if some documents do not concern them, open a separate space for them.
Does Nestor verify the parties' identity?
No. Nestor requests, organizes, and tracks identification documents. Verifying them and assessing the risk remain the office's work.
Do large files go through?
Yes. There is no size limit per file uploaded to Nestor; only imports from a connector are limited to 100 MB per file. Total storage depends on your plan.
Where is the data hosted?
In France, on fully sovereign European infrastructure, with no dependency on the US CLOUD Act. Exchanges are encrypted in transit, and files are encrypted at rest by the hosting provider.
