Account statements: each landlord receives their own.
A campaign places each landlord's management report in their private space. You see who has opened it, and their questions arrive in the same place.
01Today
Hundreds of management reports, as many attachments.
Account statements usually go out as an email attachment or by mail. You do not know who has read them, questions arrive in several inboxes, and some landlords ask again for the previous year's accounts.
- One file per landlord to attach to the right email, without sending it to the wrong person.
- No visibility on who has opened their report.
- Questions by phone or email, cut off from the document.
- Requests to resend the accounts of past years.
02What you send
A document specific to each landlord, the same requests for all.
Each landlord receives their management report. The requests that come with it are the same for the whole portfolio.
- Sent by youTheir account statementThe file produced by your property management software, placed in their private space.
- AcknowledgementConfirmation of receiptThe landlord confirms they have received their report; reminders stop for them.
- DocumentUp-to-date bank details, if neededFor next year's transfers, with the deadline of your choice.
03How it works in Nestor
From the exported file to an informed landlord.
- 01
Prepare the files
Export the account statements from your property management software, one file per landlord, as you do today.
Documents - 02
Match each file with its landlord
In the campaign, each recipient receives their own files. Landlords come from your contact lists, fed by a CSV import if needed.
Campaigns - 03
Send, then track
The dashboard shows who has opened their report, who has confirmed receipt and who still needs a reminder. Reminders go out on their own.
Reminders and tracking - 04
Answer in the space
A landlord has a question about an expense? They write in their space, next to the document, and your answer stays there.
Secure spaces - 05
Keep the history
Once the sending is over, the space can be closed: the history of exchanges and documents remains available.

04Scope and limits
Reporting on your management remains your duty as an agent. Nestor makes sending it simpler.
Every agent must account for their management (French Civil Code, or Code civil, article 1993). How often and what the statement contains depend on your management agreement and the rules of your profession.
Nestor delivers the documents and tracks when they are viewed. It does not produce the accounts and does not replace your property management software.
- Files
- Your team matches each file with its recipient: Nestor does not fetch them from your software.
- Reminders
- They stop when the landlord confirms receipt, not when the document is simply opened.
- Tracking
- You know who opened or downloaded each document. This tracking is not legal proof of delivery.
- Hosting
- Fully sovereign European hosting, in France. Files encrypted at rest by the hosting provider.
05Frequently asked questions
Frequently asked questions
Do landlords have to create an account?
No. They open their space with a link or a code received by email, or with their Google or Microsoft account.
Can we send a different document to each landlord?
Yes. In a campaign, each recipient receives their own files in their private space.
How do we know who has read their statement?
The campaign dashboard shows who has opened their space and confirmed receipt, and each document shows who viewed or downloaded it.
Can the emails come from our own address?
Yes, through your SMTP server, including with Microsoft 365, with your colors and logo in the emails and screens.
Can a landlord find last year's accounts?
Yes, as long as you keep the space: a closed space remains available, with its documents and exchanges.
